Three questions to find out how much you pay in IMI

The rate is what the city council decided for the IMI paid this year.
€

It's the VPT. It's in the property register and the IMI payment notice.
How many children or other dependents do you have?
We assume you live in this house and have your tax address there. You can change everything in 'In detail'.

How we calculate

IMI is the property's tax value times your municipality's rate, minus the reductions you are entitled to.
  1. Municipality rate

We apply the rate approved by your municipality (and parish, where it differs) to the taxable property value.Legal rule · CIMI, art.º 112.º
  2. Reductions and exemptions

Family IMI by number of dependants, if the municipality has opted in. Temporary exemption for your own permanent home and exemption for low incomes, if you meet the limits.Legal rule · CIMI, art.º 11.º-A and 112.º-A; EBF, art.º 46.º
  3. Instalments and reassessment

We tell you in how many instalments you pay and in which months. We estimate whether a reassessment request may lower the property's tax value. It is an estimate: the Tax Authority decides.Legal rule · CIMI, art.º 38.º, 44.º, 120.º and 130.º

Illustrative Cases

Illustrative example

Raquel and Fernando stopped being surprised by the IMI in May.

They live in the municipality of Valongo with 2 children, in a house valued at €95,000 for tax purposes. Every year, in May, the tax bill caught them by surprise. The simulator showed them how much they pay, that they already have the Family IMI discount, and how much to save per month: €21.
  1. 1“Do we always pay the same? And don't we qualify for any discount?”
  2. 2Without the discount, the IMI would be €323 (rate of 0.34%). The municipality joined the Family IMI: with 2 dependents, they automatically deduct €70. And they pay in 2 installments, in May and November.
  3. 3They started setting aside a fixed amount each month. When the bill arrives, the money is already there.

Illustrative example

Susana discovered that the new house doesn't pay IMI in the first years.

She is 34 years old and is going to buy a T2 in the municipality of Vila Franca de Xira for €190,000, to live in. She had already calculated the monthly payment, but not the IMI. The simulator estimated the house's value for tax purposes at €114,000 (60% of the price), below the exemption limit. In the first 3 years, she saves €1,026.
  1. 1“Besides the monthly payment, how much will the house cost me per year?”
  2. 2The house she will live in is exempt from IMI for 3 years, because the value for the Tax Authority does not exceed €125,000. She must change her fiscal address to the new house within 6 months.
  3. 3From the 4th year, with the rate of 0.30%, she pays €342 per year. She has already included this amount in the house budget.

Illustrative example

Alberto requested a new appraisal. His son simulated first.

He is 68 years old and lives in the municipality of Moita, in a house from 1962 valued at €62,000 for tax purposes. A neighbor assured him that requesting a new appraisal always lowers the IMI. The simulator gave him the green light: the value decreases by at least 27%.
  1. 1«Request a new appraisal, it always lowers it.»
  2. 2In Alberto's house, age weighs more than the increase in base value: the value decreases by at least 27%. In his son's apartment, from 1990, age has hardly changed: the value could decrease by 1% or increase by 11%.
  3. 3Alberto confirmed on the Tax Portal and submitted the request, which is free. The IMI decreases from €226.30 to about €164.55.

Illustrative cases: characters, values, and conditions are fictional and serve only to demonstrate the simulator's operation, with the municipalities' rates for the IMI paid in 2026. The property's value for tax purposes is an estimate. The estimate of the new appraisal assumes that the area, location, and quality of the house have not changed. This is not tax advice: the correct value is always what the Tax Authority calculates.

What is true and what is myth about IMI

Four ideas we often hear, and what to do about each.
  • Myth«Requesting a new appraisal always lowers the IMI.»False. The tax authorities recalculate everything, not just the age. In the last update, the base value of construction increased by 7%, and in many houses, the value rises instead of falling. What to do: Check the color in «Can I pay less?» and simulate on the Tax Portal before requesting.
  • Myth«The Family IMI must be requested every year.»False. It is automatic. But it only exists in municipalities that have joined and only for the house where you have your tax address. What to do: Confirm your tax address and dependents on the Tax Portal.
  • Truth«Those who buy in December pay the IMI for the entire year.»True. Whoever owns the house on December 31 pays, even if they have only owned it for a week. What to do: If the deed is at the end of the year, discuss this with the seller before signing.
  • Depends«New house doesn't pay IMI.»Only the house where you will live, with a value for the Finances up to €125,000 and income up to €153,300, and only for 3 years. What to do: Change your fiscal address to the new house within 6 months.

Frequently Asked Questions

It is the municipal property tax. It is paid every year by whoever owns the house on December 31 of the previous year. It is calculated by multiplying the value of the house for the Finances (VPT) by the municipality's rate.
In May, up to €100. In May and November, above €100 and up to €500. In May, August, and November, above €500. You can pay everything at once in May, but there is no discount for doing so.
There are six ways: request a new appraisal when the house has aged; have the fiscal address in the house to receive the IMI Familiar; take advantage of the 3-year exemption on purchase; the exemption for low incomes; discounts some municipalities give to efficient or rented houses; and the benefits of urban rehabilitation. The first four are in this simulator. The others depend on your municipality.
On the Portal das Finanças, with the IMI Model 1 declaration, indicating that the value is outdated. It is free and you can only request it 3 years after the last appraisal. First simulate the new value on the Portal das Finanças: the Finances recalculate everything, and the value may increase.
No. It is automatic, in the municipalities that have joined, for the house where you live with dependents. Just confirm that your fiscal address is that of this house and that the dependents are listed in your household with the Finances.
It is the additional to IMI. It applies to those who have houses and land for construction with a total VPT above €600,000 per person. This simulator does not calculate it.

It does not include rural buildings, AIMI, or specific discounts from each municipality (energy efficiency, rental, rehabilitation).
