1st Tranche - Depends on the bank, it can be released to start construction. However, in most cases, the land must already be yours.Subsequent tranches - Release of the financed amount based on the percentage of work completed and after verification by an appraiser.Last tranche - The total amount is released when the work is completed and when the property has a usage license.

Land and construction credit is a type of housing financing that allows you to buy the land and build the house through a single credit contract. In practice, the bank finances two phases:• The acquisition of the land, which is used as collateral (mortgage)• The construction of the house, the value of which is released in phases, in tranches, as the work progressesThis solution is generally simpler and more economical than taking out two separate credits. At CrediSegur, we help you compare the banks that offer this type of financing and negotiate the best conditions for you, supporting the entire process until the completion of the work.
In addition to the monthly payments (principal + interest), construction credit involves some additional costs that are important to know from the start.Among the main charges are:• Bank fees, such as the opening fee and property appraisal costs• Mandatory insurances, namely Life Insurance and Multi-risk Insurance• Stamp Duty, applied on the financed amount and on the interest• In some cases, fees associated with technical inspections carried out during the work, to validate the release of the tranchesTo avoid surprises, it is essential to analyze two key indicators:• TAEG (Annual Percentage Rate), which includes all credit costs• MTIC (Total Amount Charged to the Consumer), which shows the total amount you will pay at the endAt CrediSegur, we present all proposals transparently and comparably, so you can understand the real cost of credit before signing any contract, without surprises or hidden charges.
After the land has been analyzed and the financing proposal has been chosen, the next step is to sign the Promissory Purchase and Sale Agreement (CPCV).From here, the process can follow two paths, depending on the situation of the land:1. If the land is urban and already has an approved project by the City Council, the process is simpler and faster, so it will only be necessary to:• Submit the specialty project (structures, water, electricity, sewage, etc.), which must also obtain a favorable opinion• After approval, submit the builder's and applicant's documents for the issuance of the construction permit2. If the land is urban but does not yet have an approved project:• Submit the architectural project (base project of the house) to the City Council, which includes all the drawings and written elements necessary for the approval of the work• After the architectural project is approved, the specialty project will then be submitted, which must also obtain a positive opinion• Only after these two steps can the construction permit be requested
After the completion of the work, the work book and the remaining technical documents are delivered. With these elements, it is possible to request the occupancy permit (or housing permission permit) from the City Council, which confirms that the property is legally ready to be inhabited.
