Adjust the termA longer term lowers your monthly payment; a shorter term reduces the total interest you pay.
Savings on insuranceYou can have your life and multi-risk insurance outside the bank, as long as they provide a guarantee equivalent to what’s required; depending on your profile, this can reduce the cost.

Benefits of transferring

See how to do it, step by step

01 Rate type and spread reduction

Whether fixed, mixed or variable, adjust it to your financial profile and ensure the best on the market. There is more to credit than the spread

02 Reduction of the monthly payment

Pay less per month and keep more disposable income by transferring your loan to a new bank

03 Term adjustment

Reducing the term is a way to repay the loan sooner and pay less interest

04 Insurance savings

Renegotiate Life and Multirisk Insurance to further reduce your expenses

05 What is the cost of transferring the loan?

All loan transfers have associated costs but many banks cover or absorb these costs in whole or in part

06 Consolidation and Additional Liquidity

Transferring your mortgage can be a great opportunity to consolidate those short-term loans with high rates into loans with much lower rates and/or obtain additional liquidity for any project under exceptional conditions

Credit Consolidation and additional liquidity

Add other debts to your home loan — keeping an eye on the total cost

When you transfer your Mortgage, you can combine other short-term commitments (consumer credit, auto loans and credit cards) into a loan secured by a mortgage, or obtain additional liquidity. Your monthly payment may go down, but these debts will then be secured by your home and, with a longer term, you may end up paying more interest overall. For this to be possible, the property you provide as collateral must be sufficient to cover all the financing, and your debt-to-income ratio after consolidation should generally not exceed the 45% recommended by Banco de Portugal.

The TAEG and MTIC of the new credit include the upfront costs: dossier and appraisal fees of €572.00, with Stamp Duty, and Stamp Duty on the principal of €0.00 — the transferred principal is exempt (Stamp Duty Code, art. 7, no. 1, subparagraph j)); interest on a Mortgage for own home is exempt from Stamp Duty (art. 7 of the CIS). Outside the TAEG, switching costs amount to €1,360.00: early repayment fees of 0.50% of the principal of the loans repaid, with Stamp Duty (€910.00), and registration and deed costs of €450.00 (assumption). The total savings already take these costs into account.

The monthly payment and monthly savings refer to the fixed-rate period (5 years). After that, the rate becomes 6‑month Euribor + spread — assumption: 6‑month Euribor of 2.922%, average of September 2026 — and the monthly payment is recalculated. 396 monthly payments. Credit secured by mortgage. The TAEG includes the life and multi-risk insurance required to obtain the Mortgage under these conditions. TAEG and MTIC reflect the entire term.
*Illustrative, non-binding example, with fictional characters and values that do not correspond to the offer of any credit institution. This does not constitute a credit offer and does not replace an assessment of each client’s personal and financial situation, nor the approval of the lending credit institution. TAN, TAEG and MTIC values are presented under the terms of Decree-Law no. 74-A/2017 and Banco de Portugal Notice no. 5/2024; the actual values are calculated by the lending credit institution in the European Standardised Information Sheet (ESIS). CrediSegur (CRRF – Brokerage, Lda.) — tied credit intermediary registered with Banco de Portugal under no. 0001290. The 6‑month Euribor in this example is the monthly average indicated in the result note, used in the initial scenario and, in the simulated scenario, after the fixed‑rate period; the future value of the index may be different.
