Is it worth moving your Mortgage to another bank?

The Euribor is the same at every bank. What changes is the bank’s margin, the life insurance and the type of rate. See how much the move costs, how long it takes to recover it and whether you gain more by renegotiating with your bank.

years

We assume a , a bank margin 0.4 points lower and the usual transfer expenses paid by you. You can change everything in “In detail”.
Your today is calculated from the monthly payment. The 6‑month (average of September 2026) was 2.922%. We use it as an assumption, kept constant over the whole term; the bank applies the average of the previous month.

How we calculate

We compare what you pay today with what you would pay at a hypothetical rate, already counting the costs of switching.

  2. The costs of switching

Illustrative cases

Ask your bank first. Then decide based on the numbers. Two cases, one in each tab of the simulator.
Illustration: Hugo and Sara
Illustrative example

Hugo and Sara were paying a spread negotiated at the peak of the rates. They spoke to their bank first.

He is 39 and an engineer; she is 37 and a physiotherapist. They live in Oeiras and owe €180,000 over 27 years, on a variable rate, with a spread of 1.50%. With the expenses on them (€2,236), the spread only paid off below 1.43%. They took that number to the bank and, with no answer, they transferred.

Illustrative example

Patrícia and Bruno wanted to roll everything into their Mortgage. The simulator showed them the cost.

She is 42 and an accountant; he is 44 and a maintenance technician. They live in Matosinhos, owe €140,000 on the house over 25 years and still owe €12,000 on an auto loan at 8.00%. They wanted to insulate the roof and install solar panels, for a total of €8,000. Adding the car would lower the monthly payment, but would stretch a 5-year debt to 25.

Myths

  • Depends“Switching banks always costs more than I save.”There are costs (commission, registrations, deed), but the simulator shows in how many months you recover them. What to do: look at the threshold: the maximum spread that still pays off.Source: simulator calculation

  • Myth“I’ll pay IMT again.”There is no new purchase of the home, so there is no IMT. Frequently asked questions

There are three costs: the fee charged by your current bank (up to 0.5% of the principal for a variable rate and up to 2% for a fixed rate, plus 4% in Stamp Duty), the costs of the new bank, such as the appraisal and the application fee, and the registry and deed costs. On average, we assume €850 for the new bank and €450 for registries. Many banks pay part or all of these expenses.
You gain on what changes from bank to bank: the spread, the life insurance and the type of rate. A small difference in the spread, over many years, can pay for the transfer costs and still leave you better off. The simulator shows up to which spread it’s worth switching.
Yes. Renegotiating the spread with your bank usually costs less than switching banks, but check the price list to see if there is a fee for changing the contract. Take the number the simulator gives you: the maximum spread above which switching stops being worthwhile.
Not on the principal you already had. You pay 4% in Stamp Duty on the fee charged by your current bank and, if you ask for more money (a top-up), 0.6% on that amount.
The temporary exemption of the early repayment fee on variable-rate loans ended on December 31, 2025. Today, your current bank can charge up to 0.5% of the principal on a variable rate and up to 2% on a fixed rate, plus Stamp Duty.
Yes. Depending on your profile, a policy with the same coverage from another insurer may cost less. You can change your life insurance even without changing banks, as long as the coverage meets the bank’s requirements.

Important note: Informative simulation, based on the figures you provide. Euribor is a public reference rate, editable, kept constant over the entire term, except in the sensitivity scenario. Spreads and fixed rates are assumptions and are not offers, proposals or conditions from any credit institution. The early repayment fee used is the legal maximum (0.5% for variable rates and 2% for fixed rates, plus 4% in Stamp Duty); your contract may provide for lower amounts or exemptions. Transfer costs are indicative averages and each bank may pay them in full or in part. Life insurance is estimated in proportion to the outstanding principal.
