General information on home loans and mortgage credit
This page provides general information on Mortgage contracts and other credit secured by a mortgage, under Article 12 of Decree-Law no. 74-A/2017, of June 23, as currently in force. This information does not replace the individual assessment of the application, the European Standardised Information Sheet (ESIS) or the contractual terms proposed by the credit institution. Granting of credit depends on the lender’s assessment and decision.
a) Identification and contacts of the information provider
CrediSegur is a brand of CRRF – BROKERAGE, LDA, a tied Credit Intermediary, registered with Banco de Portugal under number 0001290.Address: Rua da Terça, n.º 11, Casal de Ermio, 3200-010 Lousã (head office); Av. It acts as an intermediary with the institutions with which it has a tied-agency agreement.
b) Purposes of the credit
Depending on the offer of the credit institution, the financing may be intended for the purchase, construction or carrying out of works on a primary residence, second home or rental property, as well as for the purchase of land for housing construction. It may also be used to transfer an existing credit to another institution. Mortgage loans may have other purposes, provided they are included in the product and accepted by the lender.
c) Required collateral
The usual collateral is a mortgage over the financed property. Subject to acceptance by the credit institution, the mortgage may be placed on another property, including a property belonging to a third party.Additional guarantees may be required, such as a personal guarantee. The guarantor assumes responsibility for payment under the agreed terms, and their assets may be used to satisfy the debt. The possibility of accepting properties located in another Member State depends on the lender’s conditions and, when available, is indicated in the ESIS.
d) Contract terms
The available terms depend on the purpose, the product, the age of the borrowers, the assessment of their financial capacity and the conditions of the credit institution. In the offer intermediated by CrediSegur, the standard terms are: from 5 to 40 years, for all purposes (purchase, purchase and works, construction, land purchase and construction, Credit Transfer and mortgage-backed credit), and the loan must be fully repaid by the time the oldest borrower reaches 75 years of age. Thus, the maximum term is 40 years for borrowers up to 35 years old, 35 years between 36 and 40 years old and, from 41 years onwards, the term that allows the contract to end by 75 years of age.A longer term tends to reduce the Monthly payment but, if all other conditions remain the same, increases the total interest paid. The specific term is stated in the ESIS and in the contract.
e) Types of interest rate
The nominal annual rate (TAN) may be:Fixed: it remains unchanged during the agreed period, allowing you to know in advance the principal and interest components of the instalments for that period.Variable: it results from adding a reference rate and a contractual margin, called the spread. Changes in the reference rate may increase or decrease the instalment.Mixed: it combines an initial fixed-rate period with a subsequent variable-rate period. In contracts indexed to Euribor, 3, 6 or 12-month tenors may be used, depending on the lender’s offer. Euribor is administered by the European Money Markets Institute (EMMI). The tenor of the reference rate generally determines how often the rate is reviewed. With a variable rate, and after the fixed period of a mixed rate, an increase in Euribor may raise the instalments and the total cost of the credit.
f) Loan currency and exchange rate risk
The contracts covered on this page are offered exclusively in euros. When the income used to repay the loan is received in another currency, exchange rate fluctuations may increase the effort required to pay the instalments in euros.
g) Representative example
Example for the Mortgage product, variable rate, granted by a credit institution with which CrediSegur has a tied-agency agreement, for the purchase of a primary residence, with reference conditions in September 2026:Total amount of credit: €150,000.00.Term: 30 years / 360 months.Rate type: variable.TAN: 3.672%, corresponding to the 6‑month Euribor (September 2026 average: 2.922%) plus a spread of 0.75%.Repayment: 360 constant Monthly payments of €688.05 (principal and interest); with Life Insurance and Multi-risk (Home) Insurance, the monthly cost is €733.05.APR (TAEG): 4.36%.Total cost of the credit for the consumer: €115,370.62.Total amount payable by the consumer (MTIC): €265,370.62.Guarantees, fees, taxes, insurance, other charges and assumptions considered: mortgage over the property acquired; dossier fee of €300.00 and appraisal fee of €250.00, plus Stamp Duty of 4% (€22.00); Stamp Duty on the use of the credit, of 0.6% of the amount (€900.00); interest exempt from Stamp Duty (Article 7, no. 1, subparagraph l) of the Stamp Duty Code); upfront costs of €1,472.00, paid at contract signing; life insurance of €30.00 per month and multi-risk (home) insurance of €15.00 per month, remaining unchanged throughout the entire term. The APR (TAEG) was calculated on the assumption that the index remains at the indicated value for the entire duration of the contract.Associated products or services considered and their impact on the conditions: it is assumed that the life insurance and multi-risk (home) insurance required by the lender are taken out; no optional tied sales were considered. The MTIC corresponds to the sum of the total amount of the credit and the total cost of the credit for the consumer. This example does not constitute an approval or an individual contractual offer. In examples with a variable rate, future amounts depend on the evolution of the index, and the calculation must comply with the legal assumptions applicable to the APR (TAEG).
h) Other costs
In addition to the charges included in the total cost of the credit, there may be expenses related to the purchase and ownership of the property, namely IMT, Stamp Duty on the purchase and notary fees not included in that calculation, where applicable. There may also be charges arising from subsequent events, such as early repayment or default. The specific costs, any exemptions and the charges included in or excluded from the APR (TAEG) must be checked in the ESIS (FINE) and in the transaction documentation.
i) Repayment methods
In the standard method, the loan is repaid through monthly payments that include principal and interest. The number of payments corresponds to the term of the contract in months. The amount depends on the principal financed, the interest rate, the term and the repayment method. With a variable rate, it is recalculated at the review dates set out in the contract; with a mixed rate, it may also change when moving from the fixed to the variable period.Other methods, where legally permitted and offered by the lender, will be identified in the ESIS (FINE), including any grace periods or principal payable at maturity.
j) Full repayment of principal
In contracts with full amortization through the payments, settlement of all payments and any other contractually due amounts will pay off the loan.Where principal is deferred to the end, payment of the interim installments does not repay all of the principal, and the final amount provided for must be paid.If repayment depends on a savings or investment product, making the scheduled contributions may not ensure sufficient principal to pay off the loan. This situation and the related risks must be expressly identified.
k) Early repayment
The consumer may repay the loan, in whole or in part, before the agreed term, with a reduction in interest and charges relating to the remaining period.Partial repayment must coincide with a payment due date and be notified to the lender at least seven business days in advance. Full repayment requires a minimum prior notice of ten business days.Where provided for in the contract, the fee may not exceed 0.5% of the principal repaid during a variable-rate period or 2% during a fixed-rate period, without prejudice to legal exemptions, special regimes or more favorable contractual conditions. There are exemptions in the event of death, unemployment or professional relocation, under the conditions laid down by law. The lender informs the consumer about the impact and costs of the repayment.
l) Property appraisal
The credit institution arranges for the appraisal of the property given as collateral through an independent appraiser registered with the Portuguese Securities Market Commission. The consumer may bear the appraisal costs, under the terms previously communicated and indicated in the transaction documentation. They may contest the result and request a second appraisal, bearing the respective costs. They may also submit an appraisal report obtained from another credit institution, subject to the legal requirements for acceptance. Reappraisals carried out by the lender in compliance with legal or regulatory rules may not give rise to fees or expenses for the consumer.
m) Ancillary services and bundled products
The credit institution may require insurance appropriate to the transaction, namely life insurance and property insurance, as well as a checking account, under the terms permitted by law.Where insurance is required, the lender must accept a policy from another provider that offers an equivalent level of coverage. Where an account is required, it must accept an account held with another institution.Optional products or services may be offered that allow you to obtain more favorable conditions. Taking out, maintaining or cancelling these may change the spread or other charges, as set out in the ESIS (FINE) and in the contract.
n) Information required for the creditworthiness assessment
The consumer must provide correct, complete and up-to-date information on their personal, professional and financial situation, as well as the documents requested, within the deadline indicated by the credit institution or by CrediSegur.Failure to provide the necessary information or documentation, or providing false or outdated information, may prevent the assessment of creditworthiness and the granting of the credit.A favorable assessment does not oblige the institution to approve the financing.
o) Consequences of default
Late payment or non-payment may give rise to default interest, fees and other charges permitted by law, as well as reporting the default situation to the Banco de Portugal Credit Register. It may also lead to termination of the contract and legal collection, including enforcement of the guarantees, attachment of income or assets and sale of the mortgaged property. Liability may extend to guarantors, under the agreed terms. If you anticipate difficulties in making payments, contact the credit institution immediately to assess solutions to prevent or regularize the default. This information can be requested from CrediSegur on paper or in another durable medium.Last updated: 10/04/2026.
