Euribor rises in 2026

The year 2026 started with less positive news for those who have a house payment to make with a mortgage indexed to the 3 and 6-month Euribor.
By Carolina Francisco · Gestora de Marketing Digital6 min

The averages of these interest rates, calculated in December 2025, rose slightly compared to the last review. The result? A higher monthly payment already in January!

But not everyone starts the year the same way… If you have a mortgage indexed to the 12-month Euribor, the scenario is more favorable. The rate is lower than in December 2024, and therefore, if your payment is reviewed now, the payment amount will decrease.

If you have a mortgage with 3 or 6-month Euribor, don't panic. We are still at the beginning of the year and there are decisions you can make now.

Mortgage payment = interest + principal amortized

Before we proceed, there's a point that many people are not aware of: how the mortgage payment is calculated. Each payment covers the interest for the month and amortizes part of the outstanding principal. At the beginning of the loan, most of the payment goes towards interest; over time, the portion that amortizes principal grows.

Variable rate or mixed rate?

With a variable rate, the payment changes with each Euribor review; with a mixed rate, it remains fixed during the initial period. Which one is better depends on your contract, the remaining term, and the offers the banks make to you. Before deciding, compare the TAEG (annual percentage rate of charge, the total cost of the credit per year) and the MTIC (total amount charged to the consumer, everything you pay until the end) of each offer.

During the 5 years at the fixed rate, scenario 2's instalment is €143.23 lower per month; after that it depends on the Euribor, as in scenario 1 (assumption: 6-month Euribor of 2.922%, the September 2026 average). The example includes no fees or insurance: the bank may require life and home insurance, whose cost is not included in the APR (TAEG) or the MTIC shown.
