Buying a house today requires more time and consideration
In 2025, the real estate market broke records. In 2026, the signs changed. The average time a house stays listed has risen again to 151 days. Discover what's changing and how to be prepared.During 2025, the Portuguese real estate market experienced one of the most dynamic periods in its recent history. Approximately 170 thousand homes were transacted, a historic high, while house prices increased by 17.6%, according to INE data. At the same time, the average time a property stayed on the market dropped from 161 days in 2024 to just 110 days in 2025.
In 2026, we have signs of change in the market.
According to data released by idealista, the average time a house remains listed has increased again. In the first quarter of 2026, the average time a house stays listed rose to 151 days. In other words, buyers are once again taking longer to decide.

This does not necessarily indicate a weakness in the market, housing prices remain near historic highs. Buying a home today represents a much greater financial effort than it did a few years ago. Consequently, families are exploring more options, making more visits, and comparing more solutions.
There remains an unresolved structural issue: the lack of supply. There are buyers with the financial capacity and willingness to proceed, but they do not always find properties that meet their needs or fit their available budget. This reality naturally extends the decision-making process.
Adding to this is a context of greater uncertainty. International conflicts, high energy costs, and doubts about the evolution of the Euribor and the cost of living lead many families to seek more assurances before taking such an important step.
The result is a market that remains active, but less impulsive. Buyers are still present, but decisions today are more considered, more informed, and naturally, more delayed.
