What do I need to be able to buy a house?

Tell us the house you want. We'll show you what's missing: down payment, costs, income, or too many credits. And in which month you'll be ready, with each change you make.
  • Bank rules and taxes for 2026
  • Public guarantee and Young IMT
  • No costs or commitment
How old are you?

Three questions and you'll know what's missing to buy a house

If buying with someone else, add both incomes and savings.
€

We assume €200,000, a reference value. Enter yours for an accurate calculation.
€

We assume €2,200 per month, a reference value.
€

We assume €15,000, a reference value.
We assume it's your first house, you're 30 years old, you save 10% of what you earn, and you have no other credits. We use a reference interest rate of 3.67%. These are assumptions.

How we calculate

We tell you whether you already have what it takes to buy a home and, if not, how long you still need.
  1. How much you need set aside

Down payment, the promissory contract deposit, IMT, Stamp Duty and the deed. With the public guarantee, the down payment can be lower.Regulator's rule; Legal rule · DL n.º 44/2024; Assumption
  2. Whether the payment fits

We test the hypothetical payment against the effort rate and the stressed rate.Regulator's rule
  3. How long is left

If money is short, we divide what is missing by what you can save each month.Your data; Assumption

Illustrative Cases

Illustration: Íris and Gustavo with the key to their first home
Illustrative example

Íris and Gustavo thought they still had years to go.

Íris is 31 and Gustavo is younger. They live in Trofa. They want a T3 for €210,000. Together they earn €2,700 per month, have €9,500 in savings, and can set aside €450 per month.
  1. 1«With what we have set aside, how much longer until we can buy a house?»
  2. 2According to the rule of 10% down payment, they needed €24,174: they were short by €14,674, 2 years and 7 months to save. With the public guarantee, the bank can lend up to 100% of the price, and they only need €3,300 for the deed and the Stamp Duty on the loan. And the payment fits: it takes 37.3% of the income, with the rate 1.5 points higher.
  3. 3Since the guarantee is only valid for contracts until 12/31/26, they immediately asked CrediSegur to compare the loan across several banks.

Illustration: Xavier with the car, looking at the house he wants to buy
Illustrative example

Xavier had the down payment. What held him back was the car loan.

He is 38 years old and lives in Felgueiras. He wants a T2 for €165,000, earns €1,750 per month, and has already saved €22,000. He pays €265 per month for the car. He never thought that payment counted towards the home loan.
  1. 1«I have more than 10% for the down payment. Why won't the bank lend me the rest?»
  2. 2For the down payment and costs, he needed €22,510 and had €22,000. The problem was different: with the car loan, the installments took up 59% of the income, and the limit recommended by Banco de Portugal is 45%. To compensate, he needed more €46,895 of his own money.
  3. 3The car loan ends in a year. By then, Xavier will have the down payment and the installment will fit. He asked CrediSegur to accompany him until then.

What's True and What's Myth in Buying Your First Home

Four ideas we hear often, and what to do about each.
  • Myth«I need 20% for the down payment.»False. The bank lends up to 90% of the home's price to live in. Up to 35 years, with the public guarantee, it can lend up to 100%, in contracts signed until 12/31/26.What to do: Do the math with 10% and add the costs.
  • Depends«With the public guarantee, I don't need money.»You still need money for the deed and the Stamp Duty on the loan. And the installment is higher because you borrow more. What to do: See if the installment at 100% fits your income.
  • Truth«The car loan can block the home loan.»True. Banks add up all installments. A car or a card can leave little room for the home. What to do: See how much time you gain if you pay off those loans.
  • Myth«If I pay this rent, I can pay the installment.»False. The bank calculates with a higher interest rate than today and requires a down payment. Paying rent is not enough as proof. What to do: Test the installment with the higher rate, as banks do.
